Then, we talked about preparing for eviction in part two and in part three we discussed filing the eviction in court. Today, we are discussing what to expect and do after you have prevailed in court.

The judge will sign off on your eviction, granting you the right to make your tenants leave the property. What you want to do next is to get the tenants out of your house. To do that, you need a Writ of Possession. You can obtain the Writ by paying your sheriff’s department for it. The sheriff will post the Writ on the property, le...

There are two ways to file an eviction. You can do it yourself, which means you will go to the country courthouse website and download all the forms, complete them submit them to the court with the filing fees and hire a process server so the tenant is served an eviction notice. So, how do you prepare for an eviction when you can’t convince a tenant to just move out? The first thing we want to talk about, however, is what you can do to avoid the eviction process altogether. Tampa Property Management – How to Reduce Vacancy

Posted By: Andrew Dougill In:   Rental Property Owner Education

How to reduce vacancy

The number one thing you can do to reduce vacancy is obvious: keep the tenant you currently have. And to do that, we recommend a couple of things.

1. Treat your tenant with respect in all communication you have with them. Like everyone else, tenants want to feel they are important to you.
2. Be responsive to legitimate maintenance concerns.

When tenants vacate, their first complaint with landlords is usually that they were concerned about how long it took to have maintenance performed. All you have to do to avoid this complaint is to be responsive.

For example, in Florida, if the air conditioning goes out in the summer, you can be miserable inside your house. So, ...

Tampa Property Management Guide – How to Attract Tenants

Posted By: Andrew Dougill In:   Rental Property Owner Education

How do you know if your property manager is no good?

Attracting tenants is a lot like dating. When you are looking for a boyfriend or a girlfriend, you have to get out there and socialize. You can only attract a great date when you are seen by other people. The same is true when you have a rental property that you are trying to match to a great tenant. You want to get that property out into the world so that renters can find it. Today, that means the property has to get a lot of exposure and be advertised on the Internet.

At Hoffman Realty, we advertise our rental properties on more than 100 websites. That might sound a little over the top, and if you are an individual landlord with one property to rent out, it ca...

rental inspections how to vacant inspections still

There are two different types of rental inspections that property managers and landlords do. A vacant inspection is typically a move in and a move out inspection, when a tenant is not in the home. This is entirely different from the second type of inspection, which we call an occupied inspection. An occupied inspection is often done to check on how well a tenant is taking care of your property.

Today, we’re going to talk about vacant inspections. Five years ago, we began doing vacant inspections with video at Hoffman Realty. It has really changed our process as well as our results. These might be the world’s most boring videos, but they are working well for us an...

Price vs Service - Demystifying Property Management Fees

Demystifying property management fees in Tampa, Florida does not have to be difficult or complicated. All you have to do is measure price against service. When you do that, it is easy to understand how those fees you pay are actually an investment in your property.

Property management companies are a service business, and like any other business that offers a service instead of a product, about 80 percent of the business costs go into labor. There is no magic bullet solution when it comes to lowering labor costs. This is not a manufacturing business that can use labor in countries that pay significantly lower wages. All property management services will have to be ...
